IMPORTANT UPDATE… THE KOLTER APPLICATION IS COMPLETE!

THIS BREAKING NEWS IS IMPORTANT TO ALL RESIDENTS!

We have just received notice that the Kolter Master Plan application for The Royal Oak golf course is now complete and will be moving forward.  Because this is a large-scale amendment (greater than 50 acres), this process will have additional requirements and approval would have to involve rezoning of the golf course. WE CANNOT ALLOW THIS TO HAPPEN

IMPORTANT DATES

  • November 5, Planning and Zoning meeting, 6pm, City Hall. There will be a vote.
  • November 11, 6:30pm, City Hall. First reading of the proposed rezoning, no vote. Our planner will make a presentation.
  • Nov 25, 6:30pm, City Council Meeting, City Hall. Second reading and vote. (Most likely, our planner & atty will be presenting)

 

IF the plan is approved, it would be submitted to the state for the comprehensive plan change. Then Kolter would come back to submit a site plan with more detailed information. P&Z and City Council would have to review and vote on the submitted plans. Of course, we have no dates for that – AND WE ARE WORKING TO KEEP IT FROM GETTING TO THAT POINT!

WHAT ARE WE DOING...

  • 1. Reviewing the plan and posting it on the website
  • 2. Setting up the next Royal Oak Neighbors community meeting to explain our options. We will send out a notice as soon as we have a firm time and place.
  • 3. Coordinating with the Planners & attorney who will represent us at the city meetings.

WHAT CAN YOU DO...

  • 1. Be sure you have an up to date STOP THE REZONING SIGN in your yard-NOW is the time. Call or email us to get your new sign or replacement of old worn-out signs
  • 2. Tell your neighbors about the proposal -nix the naysayers – we have a good chance of preserving our neighborhood if we all get involved
  • 3. Plan to attend all Planning and Zoning and City Council meetings.
    Wear red. Stop the Rezoning shirts available on our website
    Most important is that we fill the room
    People can speak for up to 3 minutes if they wish.
  • 4. Donate money. If we are to win, we need to pay planners and an attorney. Many thanks to those of you who have already donated. This is a cost that should be shared by every homeowner in Royal Oak!
    Give whatever you can but remember that each home will lose a tremendous amount in value if this proposal is allowed to go forward. A $100 donation now will potentially save you hundreds of thousands of dollars in lost value later. Not to mention soaring insurance costs when flooding results from this plan. GIVE NOW, GIVE GENEROUSLY, AND GIVE OFTEN. We estimate this battle will cost us about $20,000. Our current bank balance is $12,000.

FIGHTING DEVELOPERS IS NOT FREE...

We have done a tremendous job for over two years as a grassroots group, but need professionals to get us over the line. Therefore, we’re moving to the fundraising stage since Kolter and Carrfour are actually moving forward and we know the threats are real. The total estimate is between $15-20,000. Please contribute what you can to save our neighborhood. We can’t guarantee we will win, but we can guarantee if we do NOTHING, the developments will happen, and we’ll be stuck with it forever.
