Overview of the January 8, 2026 Kolter Development Presentation at Valiant Air Command

"Kolter presented their view of Gemini Lakes at Valiant Air Command on the night of January 8, 2026 at 6:00pm. We would like to thank everyone who showed up to support the "NO REZONE" effort!" It was GREAT to look over the room and see nothing but red shirts in just about every part of the room all night long!

We want to extend a sincere thank-you to everyone who attended the Kolter presentation. Your presence, your questions, and your visible support mattered.

 

One of the most powerful moments of the evening was seeing so many people with No Rezone shirts, red shirts, and stickers. The visual unity was unmistakable. Without theatrics or disruption, the message was clear: this community is strongly, firmly, and collectively opposed to this profoundly

ill-conceived plan.

 

The Kolter Presentation Did Not Inspire Confidence

 

Despite polished speakers and visually appealing materials, the presentation left critical questions unanswered and did not provide the level of clarity or confidence the community deserves.

 

“Large Homes” vs. What Was Actually Filed

 

Kolter representatives repeatedly stated that the homes would be “large.” However, the application submitted to the City describes homes of 800–900 square feet.

 

We were told this represents only a minimum. In reality, minimum square footage often represents maximum profit for developers. There is no enforceable commitment to build larger homes, and there is no credible reason to expect a for-profit developer to abandon the most profitable option based solely on verbal assurances.

 

Manipulative Use of Statistics

 

One presenter showed data claiming that property values increased near other Kolter developments. What was not disclosed was how those increases compared to nearby homes not associated with former golf course developments or to overall market trends during the same time period.

 

Without this context, the data is misleading and incomplete. It is entirely possible that non-golf-course homes appreciated at a much higher rate. This selective framing represents a manipulative use of statistics designed to create a false sense of reassurance.

 

Flooding Risk: The Critical Question That Went Unanswered

 

Most troubling, no one could tell us the elevation of the property. Elevation is the single most important determinant of flood risk, yet we were repeatedly assured there would be no flooding without the most basic data needed to support that claim.

 

Residents in Edgewater were given similar assurances by developers. Today, many of those homeowners are facing hundreds of thousands of dollars in flood-related repairs. Confidence without evidence is not reassurance—it is negligence.

 

Environmental Risks Were Minimally Addressed

 

The golf course historically used numerous dangerous “forever chemicals.” Yet environmental consultants did not test for most of them.

 

These chemicals are highly persistent, extremely toxic, and particularly dangerous when disturbed during construction. The absence of comprehensive testing before advancing this project is deeply concerning and irresponsible.

 

Trading Our Green Space for a Token Substitute

 

We were told residents could enjoy a 2-acre park and walking trails.

 

This framing ignores reality. The proposal would eliminate large areas of existing, mature green space that the community currently enjoys, replacing it with a small, manufactured substitute. This is not an enhancement—it is a permanent loss.

 

Past Performance Matters

 

Kolter, the primary builder, previously settled a $28 million lawsuit related to construction issues. This history, combined with vague assurances and missing data, does not inspire confidence.

 

Concerning Online Activity

 

Residents should also be aware that numerous suspicious social media accounts—many appearing to be fake or AI-generated—have posted glowing comments about the project. This manufactured support raises additional concerns about the overall transparency surrounding this proposal.
