DEVELOPERS ARE THREATENING ROYAL OAK AND THE TIME TO ACT TO PROTECT YOUR HOME VALUE IS NOW !!!!!

We’ve had several meetings before, but NONE have been as important as this one coming up on September 30, 2025 at the new Elk’s Lodge!

 

THE CITY PLANS TO APPROVE OR DENY THIS PLAN IN NOVEMBER!!

We have scheduled a community meeting to update you on the current activities of the Kolter development group, and how we can effectively stop them from harming our community and destroying our property values. “Be aware Kolter is requesting to rezone the Golf Course property to “High Density Planned Development.”

They want to build 551 homes (mixture of townhomes, single family, and villas) that are not consistent with our current homes. We’ve identified several objections to their flawed plan.

COMMUNITY MEETING INFORMATION

Date and time: Tuesday, September 30th at 6 pm.
Location: The Elks Lodge, 3450 Kilmarnoch Lane | (Note: This is a new location as the Elks have moved. They are now at the site of the former Knights of Columbus Building.) Here is a map with directions…

“It is very important that we have as many residents attend as possible. You can help us in two ways to get as many people as possible to come to the meeting.”

 

SPREAD THE WORD: Please talk with your neighbors about this meeting. If everyone who receives this email tells at least 5 other people about this meeting, we can have record numbers attending. Call your neighbors. Text your neighbors. Stop by and visit your neighbors. You can also forward this email to anyone you know who might not be on our list.

HELP WITH TRANSPORTATION: Because some people need help with transportation, we are setting up a ride share program. If you need a ride or can bring someone needing a ride to the meeting please contact Rudy Canfield at 330-806-1704. He will help bring people together. And if you know of a neighbor who might need some help, please offer them your support.

WHAT WE NEED YOU TO DO GOING FORWARD

ATTEND MEETINGS AT CITY HALL when Kolter is presenting their plan and requesting rezoning.
We need to attend the city meetings to let the city know the residents are strongly against this development. This does make a difference. Even if you do not want to speak, just being there will make our point.

As of now there are three important scheduled dates:

  • November 5:

Kolter presentation to the Planning and Zoning Board. They will vote to recommend approval or denial

  • November 11:

Kolter presentation to the City Council for a first reading

  • November 25:

Kolter presentation to the City Council for a second reading. We expect the City Council will vote to approve or deny at this meeting.

We will go over the procedure for City meetings and let you know what is expected of people who attend.

PUT UP A “NO REZONE” YARD SIGN

Now is the time to put up a yard sign. We will bring signs to the meeting and if you have an old one, you can replace it. If you don’t have one, now is the time. We hope to give out all the remaining signs. There is no charge for the signs although we always welcome any donations you can give.

DONATE TO THE CAUSE

This is a good opportunity for you to donate to help us develop our opposition to this rezoning. We can accept checks and cash. Or if you want, we can help you with your online donation. Developing the opposition to this flawed plan is not free; we’ve assembled a team of experts to help us and that costs money.

We will use the meeting to update you on what we know and what we’re doing. And as always, we really appreciate your input or suggestions.
