Apollo Gardens Very Important Notice

On January 29th, we will have an our best opportunity to stop the Apollo Garden development. By law, the city cannot have a multifamily development be accessed by a local residential road. We need to show the city that we are paying attention to their illegal decision to use Demaret Drive as an access road for this development. We need you to come and attend the meeting on January 29th at 6:00pm at city hall. You do not need to speak but there will be an opportunity for you to do so if you wish.We just need citizens there to show our concern about this proposed development.

Here’s an important update to our neighborhood’s objection to the Apollo Gardens project planned for 2727 Demaret Drive. Our objection is based upon the city’s Comprehensive plan stating multifamily projects should access via a collector or arterial road, NOT a local residential road.

Demaret Drive , a local residential road, is only 22 feet wide and not designed to carry the increased volume of emergency vehicles or construction equipment. In fact, at times the trash pick up truck can barely squeeze through.

Residents on Demaret and Turnesa, plus Spanish Oaks Condos and Village Square Condos have voiced objections to the city multiple times.

However, the concern is not limited to those specific areas. We examined the route construction equipment and large emergency services vehicles would take to get to 2727 Demaret; for example, a fire truck would likely travel down Park Ave, turn onto Country Club, then onto Demaret. Carrfour, the developer, owns a similar facility in Melbourne that had 436 police calls in a 1 year period – all hours of the day and night, responding to overdoses, felonies, theft and domestic disturbances. Many Royal Oak residents have become concerned about this potential development.

The city planner issued a site development permit in November 2024, allowing Carrfour to proceed with groundwork on the property.

We have filed an appeal to the Titusville Board of Adjustments and Appeals, asking this permit to be rescinded since the project’s access of being Demaret Drive violates the city’s comprehensive plan that provides rules for development.

This is a very important meeting; decisions to violate the comprehensive plan could set precedents for all future developments.

AGAIN, PLEASE ATTEND this meeting to support our Royal Oak neighborhood.
